Cities: Skylines - Content Creator Pack: University City Review (Perisemiotics)
Like many others have said, there's no way to control these assets via the District Theme setting - they are added to the "default" pool of assets (low density residential, in this case) and will plop up randomly anywhere... unless you use a mod to customize which asset you want for every single building.
The good news is, the assets are very well done and NOT unique to a "university town" look, which means you won't realize, like I didn't, you have this active until you look at the pictures - the houses can pass as some old colonial style, some of them even rural manors. Also, the marketed picture shows houses with banners such as Omega-Delta-Sigma which are not present in-game... misleading to say the least.
There are also some interesting commercial assets which, again, can be used totally disconnected from a strictly college neighborhood feel, such as Bookstore, Banking, etc.
So I'm downvoting this one not for the assets themselves, which are very nice, but for the marketing and implementation by CO and Paradox.
